Defining the furniture, fittings and finishes for every room in a building as room data is just one step in the fit-out information process. The expected deliverable, the trusty room data sheet, is generally used as a reference document instead of being put to use as an information resource for progress monitoring during fit-out. We believe you can do more with the information by using it to drive check-lists in a mobile application and bring efficiencies to the fit-out process.

MOBILE APPLICATIONS FOR FIT-OUT PROCESSES.

There are many ‘snagging’ (punch-listing) solutions available on the market as well as apps for raising on-site issues. But because these apps don’t contain the full building information, they tend to be reactive rather than informative. What’s needed is a mobile solution that contains the four sets of information required for checking that the finishes, fittings and mechanical components in each room are correct to what’s been specified. Such an application should provide enough information to handle the handovers between sub-contractors and trades.

CHECKLISTS, TAGS & PROPERTIES.

Information from eRDS Cloud is imported into the app and converted into tags with properties. The tag works like a check-list to provide an easy to use and understand system that’s ideal for monitoring progress and capturing important information.
  • QUANTITY CHECK – Does the number of installed fittings match the specification? If not, what is the shortfall?
  • SPECIFICATION CHECK – Do all the fittings meet the specification? If not how many are out-of-spec and why?
  • QUALITY CHECKS – Is the quality OK for all of the fittings? If not how many are affected?
  • INSTALLATION OVERVIEW – How many are either Not installed, Installed Not Commissioned, or Commissioned?
  • COMMISSIONING DATE – Capture the commissioning date if there is a warranty
  • WARRANTY – Capture the warranty start date and the duration
  • COMPLETION – Is this item complete and ready for sign-off?
  • SIGN-Off – Have these fittings been signed off, and if so by who and on what date?

CAPTURE THE AS-INSTALLED SPECIFICATION.

Real life variables of cost, availability and late decision making often result in not knowing the exact specification of what’s going to be installed until late in the process. Information about the as-fitted specs for many assets is needed for the O&M manual and for operations and maintenance. Such information might include manufacturer, part number, supplier, cost, serial number, and if the asset is under warranty the commissioning date. This information is captured directly into eRDS Field and synchronised with the room database in the eRDS Cloud. The information source provides detailed knowledge of the buildings contents which can be used in FM applications.
