In theory, given enough time and budget, it would be possible to model all the FFE in a building. But to attempt it on a project with thousands of rooms is simply unrealistic. Skanska estimated they installed and commissioned more than 250,000 pieces of equipment, not including finishes during the fit out of the 5000+ rooms in the London & Barts Hospital.

But just because it’s difficult to model FFE in 3D doesn’t mean our BIM models should ignore the discipline altogether. The solution is to define FFE as room data and then write the information into the model, so it can be used by other field applications for check-lists and progress monitoring.
